Please read these Terms of Service carefully before using this tool. By checking the box below and proceeding, you confirm that you have read, understood, and agreed to these terms in full.

1. What this tool is

The Renovation Brief is a self-serve digital planning tool created by Studio Elroy LLC / The Design Lab. It collects your answers to a series of questions and uses automated technology to generate a personalized planning document ("your brief") to help you organize and communicate your renovation project.

This tool is a planning aid only. It is not a design service, architectural service, engineering service, construction management service, or any other form of licensed professional service.

2. What this tool is not

This tool does not:

  • Provide architectural advice or services of any kind
  • Provide structural engineering advice or assessment
  • Provide interior design services
  • Provide legal advice
  • Provide financial advice
  • Provide construction cost estimates, bids, or quotes
  • Assess, diagnose, or evaluate any specific property or condition
  • Identify or assess hazardous materials including but not limited to lead paint or asbestos
  • Determine permit requirements for your specific project or jurisdiction
  • Establish any client-designer, client-architect, or professional services relationship

Studio Elroy LLC and The Design Lab are not licensed architectural, engineering, interior design, or construction management firms. No licensed professional services are offered, implied, or delivered through this tool.

3. Your responsibilities

You are solely responsible for:

  • Verifying all information in your brief before sharing it with any contractor, designer, or other party
  • Consulting licensed professionals (architects, structural engineers, contractors, attorneys, financial advisors) before making any decisions based on your brief
  • Obtaining all required permits, approvals, and professional assessments before beginning any renovation work
  • Determining whether your project requires a licensed structural engineer, environmental testing, HOA approval, or any other professional review
  • All decisions made in connection with your renovation project

4. No professional advice

Nothing in your brief constitutes professional advice of any kind. Any budget ranges, cost references, timeline estimates, or decision guidance provided are general in nature, for planning purposes only, and do not account for your specific property, location, contractor market, or project conditions.

Always obtain multiple bids from licensed contractors before making financial decisions. Always consult a licensed structural engineer or architect before proceeding with any work that may affect structural or load-bearing elements of your home.

5. Hazardous materials

If your home was built before 1978, it may contain lead paint, asbestos, or other hazardous materials. This tool may flag this as a risk based on your answers, but that flag is general in nature and does not constitute an environmental assessment. You are solely responsible for arranging appropriate testing and licensed remediation before any renovation work begins. Failure to do so may violate federal and state law.

6. Limitation of liability

To the maximum extent permitted by applicable law, Studio Elroy LLC, The Design Lab, and their owners, employees, contractors, and affiliates shall not be liable for any damages of any kind arising from your use of this tool or your reliance on the content of your brief, including but not limited to direct, indirect, incidental, consequential, or punitive damages, personal injury, property damage, or financial loss.

Your sole remedy for dissatisfaction with this tool or your brief is to discontinue use.

7. Indemnification

You agree to indemnify and hold harmless Studio Elroy LLC, The Design Lab, and their owners, employees, and affiliates from any claims, damages, losses, or costs (including reasonable attorney's fees) arising from your use of this tool, your brief, or your violation of these Terms.

8. Intellectual property

Your brief is generated for your personal planning use only. The methodology, question set, output structure, and formatting of The Renovation Brief are proprietary to Studio Elroy LLC / The Design Lab and may not be reproduced, resold, or used to build competing products.

9. Refund policy

Due to the digital and immediately delivered nature of this product, all sales are final. No refunds will be issued once your brief has been generated and delivered. If you experience a technical issue that prevents delivery of your brief, contact rebecca@studioelroy.com within 7 days of purchase.

10. Governing law

These Terms are governed by the laws of the State of Oregon. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of Multnomah County, Oregon.

11. Changes to these terms

Studio Elroy LLC / The Design Lab reserves the right to update these Terms at any time. Continued use of the tool after changes are posted constitutes acceptance of the updated Terms.

Decision Readiness

Most structural, electrical, plumbing, and significant renovation work requires them. Permits are typically pulled by your contractor, but the responsibility to ensure they're in place is yours.
